The High Country Dairy consists of 638.6 acres of land situated in Hartley County about 8 miles southwest of Dalhart. It is along the south and east sides of FM Highway 694. The subject is improved with a 5,140 dairy along with supporting improvements.

Dairy Improvements built in 2004
The subject property is improved with a 5,140 lockup dairy along with supporting improvements. The following is a summery of the improvements to the subject site.
Office, Equipment, Milk Parlor
The parlor, equipment room and office area is situated in an 89’6 x127’ structure for 11,367 sq ft.
Attached to the parlor area are the sprinkler pen, holding pen, and hospital-maternity area located in a 67’6 x 325’ structure for 21,938 sq ft with a total of 33,305 sq ft for the total building.
This metal- framed metal clad structure with an insulated roof has 8’ split face block exterior walls. The floor covering is industrial tile. The interior walls and ceiling are wood framed, sheetrock walls. There are two main offices, reception area, and one main bathroom. In addition to the office area, there is an employee break room, bathroom, and locker room.
Above the office is an area of approximately1, 600 sq ft that is not finished.
The parlor has fans mounted on the ceilings and the floor is heated by radiant tube, the milk room is quarry tile with epoxy grout on the floors and 6’ on the walls. The upper walls are painted block.
The holding pen has block walls and manual curtains. All the fence in the holding pen is galvanized. There is 34’6” automatic crowd gate. There are five 12” Ag-Pro flush valves at the front of the holding pen.

Milk Equipment
The milk equipment is Westfalia Surge and consists of a 60-stall external rotor, a Pro- Motion magnum crowd gate, milking unit pulsation system, vacuum supply system, plate cooler. Chiller, three 6,500 gallon bulk milk tanks, 60-stall auto rotor milk handling equipment, detachers with air chain, milk washer reservoir and equipment, tank filling and tanker loading equipment, complete wash system with pumps, vats and sinks, a 100 gall 250,000 BTU Lp water heater, 520 gallon commercial hot water storage tank, 10-hp reciprocating air compressor package, a DS-25 air dryer system, and pre filter system, and an after- filter system. The building also has a backup generator.

Scales and Scale office
The subject dairy is equipped with a 60-ton scale with one monitor and one receiver. There is a 12’x80’ platform scale with a pit, two 12’x16’ concrete approaches, and 4 metal bump posts. The office is 13’4”x 21’5” decorative block structure with a concrete floor. The office is a total of 287 sq. ft.
Dairy Pens
There are twelve 350-cow pens, one 230 cow pen, one 150 cow pen’ two 80 cow pens, one 40 cow pens, and two 180 cow pens, for a total of 5,140. Of these pens, approximately 3,300 head are considered to be for lactating cows and the remaining 1,840 are for the dry cows and heifers. All of the stanchions are 5 in 10’. About 4,000 of these are Albers and were installed new at the time of the completion of the dairy. The remaining 1,200 are older, used stanchions.
The feed lanes are 18’ wide 7” thick concrete. There is a total of 94,680 sq ft of feed lanes. The cow aprons are 14’ wide and are 5” thick concrete. There is a 20’ wide 684’ long cross alley.
There are six 16’ water troughs with freeze preventers in each large pen. They are on 20’x20’4” thick concrete water trough pads. The fences are pipe posts with top rail and four cables with pipe gates. There are 10’ high windbreaks on the north side of the pens. There are 12’ high windbreaks on the gathering lane. The windbreaks are constructed of guard rail.

Maternity Barn
53’x200’ or 10,600 sq ft. open sided, with eight 25’ pens. Constructed of steel framing and a metal roof.

Shades
Seven shades, each 26’ x 300’, constructed of pipe and sheet metal.
Commodity Barn
The commodity barn is 40’ x500’ in size with a 10’ overhang. The total area under roof is 25,000 sq ft. The perimeter walls are 12’ high and 12’ thick. The barn has one 116’ bays and six 24’ bays with 6” concrete floors. In addition, there is a 300’ x 500’, or 150,000 sq ft, of 6” thick concrete silage pad.
Shop
Steel framing, sheet metal siding and roof, concrete slab foundation, 16’ eave height, 40’x80’ or 3,200 sq ft. The shop is fully insulated and has two overhead doors and two walk doors, water and electrical service.
Dwellings
The subject property is improved with two single family residences with full basements. The two homes are identical and each contains a total of 3,920 sq ft of gross living area along with a 1.008 sq ft garage.
The homes are constructed of brick veneer, metal roof, concrete slab foundation (basement level).
